Sector 111 is one of the first sectors on the Gurgaon side of the Dwarka Expressway, coming from Delhi. Its northern edge is close to the Delhi-Haryana border. To the west is the expressway itself, and to the east the Palam Vihar railway line and the older residential area of Palam Vihar. This guide describes the area as it is today, for someone who might work here.
Getting your bearings
The developer's location map places Puri Aerosphere between the expressway and the railway line, next to Puri Diplomatic Greens. Sectors 112 and 113 lie to the south and west. Heading north on the expressway takes you past the border into Dwarka, towards Yashobhoomi and the Dwarka Sector 21 and 25 metro stations. Heading east, the expressway runs along the south side of IGI Airport to Shiv Murti on NH-48.

What is around the site now
- Housing. Puri Diplomatic Greens, next door, is completed and occupied. Several other housing projects in Sectors 111, 112 and 113 are completed or under construction. Puri Diplomatic Residences is under development in the same sector.
- Palam Vihar. An established residential area to the east, with markets, banks, clinics and schools.
- Healthcare. Manipal Hospital, Gurugram is a few minutes away, and Dwarka has several large hospitals within a 15 to 20 minute drive.
- Hotels. Vivanta by Taj in Dwarka, the Aerocity hotel district near the airport, and The Oberoi and Trident on NH-48 are all within about 20 minutes.
Public transport
There is no metro station at the site. The nearest are Dwarka Sector 21, where the Blue Line meets the Airport Express, and Dwarka Sector 25, which serves Yashobhoomi. Both are about a 12-minute drive. Staff using the metro will need a short cab or shuttle ride for the last stretch. Palam Vihar and Bijwasan railway stations are close by, although suburban rail is not a major commuter mode here.
For most staff and visitors, the expressway will be the main way in. Plan for parking accordingly, and ask the developer how many spaces come with your unit.
A working day in Sector 111
Morning traffic on the expressway currently flows more freely than on the older Gurgaon arterials, although it will get busier as the sectors along it fill up. From Dwarka, the drive is short. From south Gurgaon or Sohna Road, it is longer, since you have to come up the expressway from Kherki Daula or across via NH-48.
At lunchtime, the building's own podium is meant to carry shops, a restaurant and a food court, which will matter while the surrounding sectors are still developing their own commercial streets. For client meetings with visitors flying in, the airport is close. On a normal day, allow 15 to 20 minutes to the terminals.
Where staff will live
One advantage of this location is the amount of housing within a short radius. Dwarka alone houses a large population of working professionals, and the new sectors along the expressway add thousands of apartments as they complete. Palam Vihar and the older sectors of west Gurgaon are close as well. For an employer, that means a team can be recruited from nearby rather than asked to cross the city. For an investor, it supports the case that tenants will find staff easily, which is one of the first things a corporate tenant checks.
Rents for housing in the new expressway sectors are also generally lower than in central Gurgaon, which makes the area easier for junior staff. That balance may shift as the corridor matures, so it is worth checking current rental listings when you visit.
What is still to come
The developer's map marks a proposed tunnel and an elevated corridor near Shiv Murti, intended to ease the connection between the expressway, NH-48 and the airport. Bijwasan railway station has been earmarked for redevelopment. HSIIDC's Global City project has been proposed along the expressway further south. None of these is complete, and timelines on such projects move. Leave them out of the decision until they are built.
Summing up
Sector 111 today is a residential area with good road access and a very short hop into Delhi and the airport. It does not yet have the office ecosystem of Cyber City. That is what a building like Puri Aerosphere would begin to create. The best way to judge it is to visit on a weekday morning and drive the routes your team or tenants would use.
